In 2005, ENKA completed the turnkey construction of two retail centers in Moscow’s central districts of Brateevo and Signalny for “REAL”, which belonged to the Metro Group.
The hypermarket and shopping center in Brateevo had a construction area of 68,000 m2, including the hypermarket and offices, the mall area and the underground car park. Shortly after the completion of the first center, a second hypermarket and shopping center in Signalny was completed with a construction area of 54,000 m2, including a hypermarket and office area, a mall and a multi-floor car park.
By the end of 2005, ENKA was awarded the construction contracts for five other hypermarket projects. These were located in the Russia’s four other major cities; Lipetsk, Volgograd, Kazan and St. Petersburg.
The Lipetsk project had an 11,000 m2 hypermarket and a 9,000 m2 mall whereas the Volgograd project had an 11,000 m2 hypermarket and a 7,000 m2 mall. Both projects were awarded on a turnkey basis.
The projects in Kazan and St. Petersburg consisted of fitting-out works for the existing retail centers.
The Lipetsk and Kazan projects were completed at the end of 2006. The remaining projects were completed and handed over before the end of 2007.
Consequently, two additional projects in Yaroslav and Nizhny Novgorod were awarded in 2006 and 2007. These projects had construction areas of 12,000 m2 and 11,000 m2, respectively, and were completed by the end of 2007. The contracts for these two projects also involved fitting-out works for the existing retail centers.
The form of the structures of the Brateevo, Signalny, Volgograd and Lipetsk projects were cast-in-situ reinforced concrete carcasses with steel roofs. Foundations, columns, beams, slabs, walls around elevator shafts and staircases were formed of reinforced concrete by using conventional formwork systems. In the Brateevo project, 70,000 m of pre-cast piles were driven for soil improvement.
The mechanical and electrical systems for all projects included HVAC, hot and cold water supply, fire water main, power supply and lighting, intruder alarm, CCTV, automatic fire alarm, public announcement and emergency evacuation system, fully automatic sprinkler system, smoke extraction and pressurization system, building automation and control systems.
